The project site located at 1370 Sunset Cliffs Blvd is developed with a 24-room motel consisting of two 2-story buildings, built in 1953, with a top tier patio to the west, a short slope, and then a lower terrace that abuts the seawall. The motel provides lodging and hosts functions such as weddings, receptions, and other private events. The existing uses would continue. Approval of a site development permit, coastal development permit, and neighborhood development permit is required (1) to authorize previously unpermitted concrete surfacing on the lower terrace; (2) to memorialize "after the fact" repair of the existing lower terrace including sealing cave entries under the terrace with high strength quick set concrete, filling the holes with low strength concrete slurry, and repairing the failed lower concrete terrace in like-kind, safety railings, and stairs/access ramp; (3) to permit installation of two wet wells and pumps and extension of two outlet pipes at Point Loma Ave; (4) to permit construction of two secant pile walls on the landward side of the seawall; (5) to ensure removal of an approx 203-sf raised deck area and barbeque pits located on the reconstructed lower concrete terrace; and (6) to acknowledge an on-going monitoring program for the lower concrete terrace and seawall.
