Document Description
The proposed project involves the demolition of the existing 76 Gasoline Service Station, automotive repair facility, and food mart. A one-story, 2,251 sf Dunkin' Donuts Restaurant with an outdoor seating area and a drive-thru lane would be constructed in its place. The development would require a Conditional Use Permit in order to permit the business to operate prior to 6:00 am within 150 feet of residential uses. The proposed hours of operation are Monday through Sunday from 5:00 am to 11:00 pm. The proposed restaurant would include a 12-foot drive-thru lane that begins in the driveway entrance along Goldenwest Street and wraps around the three sides of the building, existing along the eastern portion of the building. The proposed project would consolidate the existing two driveway entrances on Goldenwest Street and McFadden Avenue into one driveway access on each roadway. The proposed parking would consist of 25 spaces including 23 standard spaces and two handicapped spaces. The project site is not listed on a list of hazardous materials sites compiled pursuant to Government Code Section 65962.5.
