Document Description
This is a combined application proposing to remove the 14.16 acre North Star House parcel (APN 22-120-40) from the existing 755 Special Development Area (SDA) in order to allow for the phased development of the historic site as a community event facility. The application includes: 1) a General Plan Land Use Map Amendment (GP 14-001) to remove the parcel from the current SDA designation, and assign that parcel to a Residential designation while also removing the RES density allowance (9 dwelling units maximum) from the remainder of the SDA (354 dwelling units maximum rather than 363 dwelling units maximum); 2) a Rezone (Z 14-001) of the parcel from the Interim Development Reserve (IDR) zoning district to Residential Agriculture - Planned Development (RA-PD) zoning districts; 3) a Use Permit (U 14-002) proposing a two-phased Master Plan to memorialize the existing uses at the site allowing for up to 375 people for Phase I, and for the renovation of historic structure and the construction of new event related facilities, including a 3,600 sf outdoor amphitheater facility, for up to 650 people in total for Phase II.
