Document Description
The project applicant is requesting approval of a General Plan amendment, rezone, and Tentative Map to subdivide a 42.4-acre site into three parcels, the Residential (8.5 acres), Corridor (4.1 acres), and Park (29.8 acres) parcels, and further subdivide the Residential parcel into 18 residential lots and two common area lots for a proposed 18-unit single-family residential Planned Development. Approval of a Development Permit, Architectural Site Approval, Tentative Map, Development Agreement, and Tree Removal Permit is requested for the proposed development and for the removal and replacement of 135 protected trees. The proposed project also includes several offsite components that would be included in the project Development Agreement subject to final approval of the City Council. These offsite components could include land dedications, trail and parking lot easements, and land trades, as well as other offsite improvements being considered by the City as part of the Development Agreement which could include a sidewalk on Stevens Canyon Road.
