Document Description
The proposed project includes the demolition of a 3-story, 12-unit multi-family building (1 four-bedroom, 5 two-bedroom, 1 one-bedroom, and 5 studios) and the construction of a new 6-story, 12-unit building over two levels of subterranean parking with 28 parking spaces, located at 705 S. Gayley Avenue. The building will be a maximum of 56 feet in height and will include approximately 7,208 sf of proposed floor area. The project site will be comprised of 80% building area, 10% paved surfaces, and 10% landscaping. The unit mix includes 3 four-bedroom units and 9 three-bedroom units, a net increase of 19 three-bedroom units, a net increase of 19 bedrooms over the existing nit mix. Approximately 7,500 cubic yards of dirt will be exported from the site.
The requested entitlements include: 1) Design Review; 2) Specific Plan Project Permit Compliance; 3) Density Bonus Affordable Housing Incentives including 20% reduction in open space, 20% reduction in side yard, and 11' increase in height. Haul route approval will be required.
