A Preliminary Parcel Map for a small lot subdivision to subdivide one lot into two lots in the RD1.5-1 Zone. The existing 930 sf single family dwelling unit will be demolished and two new hybrid-style single family dwellings will be constructed one on each lot respectively. The subdivider is doing early start construction which necessitates Zoning Administrator Adjustments to permit a front yard prevailing setback of 10 feet in lieu of the required 15 feet; an adjustment to permit 5-foot side yards in lieu of the required 6 feet for buildings 3-story in height, an adjustment to permit a rear yard setback of 5 feet in lieu of the required 15 feet; Also an adjustment to permit less than the required minimum lot area of 5,000 square in the RD1.5 for a subdivision. A Coastal Development Permit for the construction of two dwelling units in the Venice Coastal Zone and Mello Determination for the demolition of a 930 sf single family dwelling.
