Document Description
The proposed project are improvements to an existing unoccupied space in Seaport Village, located at 805 West Harbor Drive, Suite C, Building E2-C in San Diego, CA. The improvements consist of the creation of a wine tasting room to occupy 607 sf. interior space and 150 sf. exterior deck space. The interior area was converted from a restroom in 2013, and is currently functioning as shell space. Interior improvements will include vineyard decor with wine barrels, new drywalls, a new ceiling, track lighting and five recessed lights. The project also involves installation of a sink and non-load bearing walls to separate the back room from the customer area. Exterior improvements will include demolishing approximately 50 sf of concrete steps and a ramp and replacing them with a new wooden deck on the west side of the building. The new western deck would connect with the existing deck on the south side of the building and include 2-inch by 6-inch wooden planks and handrails, both of which would be stained to match the existing deck material. Americans with Disabilities Act access will be made available through the west door entrance. The improvements will be designed for 50 persons or less.
According to the Port of San Diego Parking Guidelines for Seaport Village, the recommended parking supply for a retail use is 2.8 spaces per 1,000 sf. As such, the proposed project (approximately 757 sf.), will generate the need for approximately two additional parking lot areas. Occupancy rates range in these lots between 35 and 100 percent, depending on the lot, the time of day and the day of week. Therefore, additional parking demand generated by the proposed project will be accommodated by the existing self-parking, valet, and staked parking.
