Document Description
The project is limited to the development of approximately 351.5 acres into 1,444 dwelling units consisting of residential, parks, and open spaces. Nearly all of the project area will be graded including Deadman Gulch. Modifications to Deadman Gulch include a widened channel corridor to create a meandering low flow channel and floodplain. Five off-channel water-quality basins and outfall structures will be created to treat stormwater runoff prior to discharge into the channel. Several box culverts will be installed at grade along Deadman Gulch to facilitate flows. A series of agricultural drainage features will be filled in as part of this project. Approximately 40 riparian trees will be removed as part of this project.
