Document Description
The proposed project is an Area Plan for the Tahoe Valley area. The Tahoe Valley Area Plan (Area Plan) would establish new development standards for a 335-acre area in the southwest corner of the City of South Lake Tahoe centered on the US 50 and SR 89 "Y" intersection. The Area Plan would establish land use and zoning standards and guidelines that would replace the Tahoe Regional Planning Agency's Planning Area Statement #110, South Y. The new plan will served as a mutual plan for TRPA and the City by providing direction for how the area should be regulated to achieve regional environmental and land use objectives. The Area Plan would help achieve the vision of the community in the region by implementing its guiding principles through revisions to land use regulations, development standards, and community design standards. It would encourage specific types of new development through incentives to help revitalize the community's economy, improve its aging infrastructure, diversify its local tax base, and ultimately protect the community's quality of life.
