Document Description
Vesting Tentative Tract Map No. 72638 to permit the subdivision and construction of a five-story mixed-use building consisting of 67 condominium units and 7,525 sf of commercial office space with a total of 141 parking spaces on a 39,251 net sf site in the CM(GM)-2D-CA. The existing building on-site will be demolished. Pursuant to LAMC Section 12.22-A, 25(c), the project includes a 35% density bonus request to provide 18 additional units, of which 6 units will be set aside for Very Low Income Households; and the utilization of Parking Option Number One which allows one parking space for each unit with 0-1 bedroom and two parking spaces for each unit with 2-3 bedrooms. The applicant is requesting two On-Menu Affordable Housing Incentives: 1) a 35% increase of the FAR for a total of 86,057 sf (2.25:1) in lieu of the maximum 1.75:1 FAR of 63,746 sf; and 2) a 11-foot height increase resulting in 66 feet in lieu of the 55-foot height limit.
