Document Description
The project is the demolition of a one-story commercial building and a surface parking lot and the construction of a mixed-use building with 115 apartment units and 4,610 sf of commercial/retail space. The mixed-use building will be seven-stories, approximately 84 feet 10 inches in height and consist of 95,076 sf of floor area on a 21,619 sf site. The project will provide 101 residential parking spaces and 131 bicycle parking spaces (127 residential bike spaces and 4 commercial bike spaces) that are located at-grade and within two subterranean parking levels. Vehicular access to the parking area will be provided from the adjacent alley along the west property line. The residential and pedestrian access will be provided on Pico Boulevard and Grand Avenue. The project requests the following approvals: Site Plan Review and a haul route for the export of 14,250 cubic yards of dirt.
