Document Description
The project applicant, AMG & Associates, LLC, proposes to demolish five vacant buildings on 1.86 acres to build a private two-story K-5 school with 34,280 square feet. The project includes a 2-level parking structure with 100 parking spaces for the school and 36 affordable apartments. The lower level of the structure will be semi-subterranean and the second level above grade. Three levels of affordable apartments will be constructed on top of the parking structure. The 36 affordable apartments will provide affordable rental housing for teachers/staff of the private school and the public. An 8-foot boundary decorative wall is proposed around the site perimeter. An 8-10 foot wide landscape buffer is proposed along the west project boundary and a 10-foot wide landscape buffer along the north project boundary. A 5-foot wide landscape buffer is proposed for the southern project boundary for the westerly half of the site while the easterly half of the southern project boundary will have a 10-foot wide walkway that leads to the on-site recreational facilities in the southeast area of the site. The recreational facilities will include a barbecue/picnic area, recreational building, tot lot with play equipment and/or swimming pool. A 10-foot walkway setback is proposed along the entire length of the east project boundary. A one - way driveway is proposed at 61st Street to allow site ingress to Carmelita Avenue. All traffic will exit to Carmelita Avenue. Project construction is scheduled to begin late 2014 and completed by mid-2015.
