Construction of a new approximately 86,910 sf mixed-use development containing 79 units of multi-family housing consisting of 74 market rate units and five restricted affordable units in two buildings of 45-feet (four stories) and 74-feet (six stories) in height. The site encompassing approximately 34,665 sf of currently occupied land that spans five lots in the C2-1 and [T][Q]R4-2 Zones. Three levels containing 176 subterranean parking spaces and 94 bicycle parking spaces will be provided. At the ground floor, the proposed project will provide 6,600 sf of retail space, a 620 sf foot gymnasium, two recreation rooms at 600 and 750 sf, and two lobbies at 580 and 530 sf. Two courtyards are proposed, one on the ground floor and one on the second floor measuring 1,600 and 1,500 sf, respectively. The total amount of on-site grading will be 40,470 cubic yards of dirt, none of which will be exported. There are two existing commercial buildings on the site that will be demolished.
