The proposed project is on a site that is approx. 12,000 sf (11,999.3 sf spanning 2 lots) and includes the construction of a 5-story, 56-ft. tall building with 21 residential units that includes 2 units for Very Low Income households, and 42 parking spaces in one subterranean level. The total project size is approx. 32,000 sf of floor area in the Wilshire Community Plan Area, zoned [Q]R3-1-O with a General Plan Designation of Medium Residential. The project includes the demolition of 2 existing apartment buildings (7,761 sf) and requires the export of 5,300 cubic yards of dirt. In consideration of providing 2 affordable units, the applicant seeks the following on-menu incentives: to increase the floor area ratio (FAR) by 35% and to grant an increase of 11-ft. in height (from the allowable 45-ft. to 56-ft.).
