The proposed project is on a site that is approximately 21,124 sf (spanning three lots) and includes the construction of a 4-story, 45-foot residential building with 36 dwelling units of which 10 are density bonus units. The project incorporates two levels of subterranean parking, providing 71 parking spaces and 48 bike parking spaces. The total project size is approximately 56,108 sf of floor area in the Hollywood Community Plan Area, zoned R3-1 with a General Plan designation of Medium Residential. The project includes the demolition of 7 structures consisting of a single-family dwelling, duplex, and triplex (10 dwelling units approximately 6,863 sf) and requires the export of 9,400 cubic yards of dirt.
