1) General Plan Amendment to increase the density of 3.06 acres from UR6 (Urban Residential 6 units/acre) to UR7 units/acre (Parcel A), increase the density on 2.96 acres from UR6 units/acre to UR11 units/acre (Parcel B), and change the land use on .74 acres (Parcel C) from UR6/UR3/LC to LC, 2) an associated South Sonoma Valley Area Plan 1 amendment, and 3) a precise Development Plan Use Permit to accommodate a Mixed Use Development including a Type A 100% density bonus affordable housing proposal with 60 affordable family rental units, 40 affordable senior rental units, and a 6,500 sf commercial building on a total of 6.76 acres located at 17310 and 17366 Highway 12, Sonoma;
