- The project is the construction of a new two-story single family dwelling stepped back on the hillside with attached garage in front and below the finished grade of the dwelling, consisting of 1,420 sf of residential floor area and a 400 sf garage with garage rooftop used as an open patio area. The structure will have a flat roofline and a maximum height of 28 feet. The project will utilize an RFA bonus of approximately 20 percent. No trees exist on site thus no tree removal is proposed. Approximately 329 cu yds of dirt will be graded, 27 cu yds for fill, 300 cu yds exported.
