- The project would develop a 3.4-acre site with a 68-unit mixed residential/commercial use. The use consists of 3-story residential townhomes, urban lofts, live-work lofts, approximately 5,794 square feet of commercial retail, 1,594 square feet of gallery space, 600 square feet of office space, and 36-space parking lot, as well as associated site improvements. The project would consolidate 24 parcels into three parcels, and vacate two existing public right-of-ways (i.e., alleys) traversing the site. The project site was previously occupied by an automobile dealership. It is presently vacant by physically occupied by the abandoned structures and parking lots that were once used for the dealership sales office, maintenance garage, vehicle display lot, and customer parking lot. The site is paved in its entirely and has approximately 25,000 square feet of existing single-story structures related to the former car dealership. These structures are currently empty and were previously used by the automobile dealership for its day-to-day functions (i.e., sales office, vehicle maintenance garage, storage, etc.). The site is completely surrounded by developed residential and commercial parcels, improved streets, sidewalk, curb and gutter.
