Document Description
The project proposes to construct 48 units on a 5.35-acres. Currently, the project site has a General Plan land use designation of Residential Suburban with an allowable density of 2.1 to 4.0 dwelling units to the acre. The site is currently zoned R-A, Area District III allowing a maximum of 1.0 dwelling unit per lot. The site is comprised of three parcels. The western parcel is developed with one single-family home. The southern parcel span between Holt Avenue and Oak Knoll Drive, and is currently developed with a single-family home. The northern parcel supports several mature trees including CA live oaks (Quercus agrifolia) and CA black Walnut (Junglans californica) trees.
