The project proposes to remove 524 sf of existing second floor decks to facilitate the addition of 661 sf of living space and 461 sf of deck space, resulting in a total gross floor area addition of 661 sf. Construction of the additions would require the demolition of approximately 53% of the exterior wall. The Building Coverage (portion fully enclosed by all buildings) would increase from 6.9% to 10.0%. Total Site Coverage (the sum of building and all impervious surfaces) would increase from 17.7% (3,533 sf) to 19.9% (4,000 sf), and the Gross Floor Area would increase from 3,041 sf to 3,702 sf. Some existing features would be removed or partially replaced including a concrete patio on the western side, a second story wooden deck on the south side, a second story wooden deck on the western side, a stone fireplace on the eastern side, 53% of the total exterior walls, and a driveway on the south side.
