Document Description
Tentative Tract Map associated with the conversion of a recently entitled 19-unit apartment building into residential condominium units. The project is a four-story multi-family building, providing three levels of residential units over ground floor level parking for 37 vehicles and located on an approximately 14,727 sf lot in the (T)R3-1 Zone. In addition to the tentative tract map, the applicant has requested a Density Bonus approval, permitting a density increase of one unit and to permit a reduction in parking, by providing two moderate income units. The project site was previously entitled with an adjustment from the Municipal Code to permit the construction, use, and maintenance of a multi-family dwelling to encroach 7 feet into a 47-foot building line setback established under Ordinance 101,907. The site is under construction 60% completed.
