Document Description
The Project is new option(s) to lease and/or lease agreement(s) with potential optionee(s)/tenant(s) for an approx. 42,940 sf site located at 1411 West Palm Street in San Diego, CA. Improvements to two existing buildings on the site - a main building of approx. 22,579 sf and a back building of approx. 4,623 sf (totaling approx. 27,202 sf) - and to the existing parking lot are proposed. The primary uses at the site will be light industrial with limited commercial and approx. 2,098 sf of accessory office support. Improvements include: exterior building modifications to provide a storefront type entrance; construction of an ADA access ramp; renovations and upgrades to the existing office space; and repaving and striping of the parking areas to accommodate approx. 31 spaces. Currently, it is anticipated that a warehouse-style wholesale bead shop will occupy the site.
