The applicant is proposing to demolish an existing 1,850 sf single-family house and garage constructed in 1938, change the General Plan land use designation from Medium-Density Residential to General Commercial and change the zoning from Residential R-3-18 to a Preliminary and Precise Commercial Planned District for the purpose of developing a 5,200 sf one-story medical office building on a .46-acre lot. The subject property is located at the southwestern corner of the intersection of Mission Boulevard (CA-238) and Mowry Avenue (CA-84). Subsequent to property entitlement, a building permit would be required, and the applicant would be required to obtain encroachment permits from both the City of Fremont and the Caltrans for perimeter street improvements.
