A Coastal Development Permit, a CUP, and a Project Permit under the Venice Specific Plan for the conversion of an existing convenience market into a restaurant with on- and off-site sales of a full line of alcoholic beverages, seating 24 patrons indoors. The storage area underneath the one single family dwelling will be converted into a commercial kitchen, and the patio use for storage will be converted into seating for 36 patrons. A new sidewalk seating area on Ocean Avenue will be constructed, seating 20 patrons. A new 11-foot 4-inch tall patio wall surround the new patio.
