Proposed minor revisions to the site plan and the exterior architectural design theme. There will be no changes to the project components previously approved on March 24, 2014, by the City of Burbank Planning Board: one 113,760 square-foot office building (5 stories maximum and 88'0" to top of equipment room); one 137,229 square-foot parking structure (5 stories and 60'0" maximum) with 450 parking spaces; a fence up to eight feet high and hedge up to ten feet in height along the front and street-side property lines; and related on-site improvements such as driveways, landscaping, and lighting. The project previously received approval of a Development Review permit for the proposed construction, a Conditional Use Permit (CUP) for the height of the office building greater than 70 feet, and a Variance for reductions to specified development standards (a 5-foot reduction in the front and street side setbacks to 10 feet minimum, up to eight foot high fence and hedge up to ten feet high greater than three feet in height along the front and street-side property line, the fence/hedge within the corner visibility cutoff area, and eliminating the requirement for one tree per 40 linear feet of street frontage). The subject property is in the Burbank Center Commercial Manufacturing (BCCM) land use district.
