Document Description
The proposed project includes construction of: one 113,760 sf office building (5 stories maximum); one 137,229 sf parking structure (5 stories maximum) with 450 parking spaces; a fence/hedge up to ten feet in height along the front and street-side property lines; and related on-site improvements such as driveways, landscaping, and lighting. The project requires approval of a Development Review permit for the proposed construction, a CUP for the height of the office building greater than 70 feet, and a Variance for reductions to specified development standards (a 5-foot reduction in the front and street side setbacks to 10 feet minimum, up to a 10-foot high fence/hedge greater than three feet in height along the front and street-side property line, and eliminating the requirement for one tree per 40 linear feet of street frontage). The perimeter wall along the southwesterly 133 feet of the subject property would be removed, and the outdoor courtyard on the current Nickelodeon property located at 231-239 West Olive Avenue would be open to the project site.
