The project approval includes a Conditional Use Permit and Site Plan and Design Review. Deviation to the site's development standards include rear yard setback, lot coverage and masonry wall requirement.
The proejct is consistent with the applicable general plan designation and policies and zoning and zoning designation and regulations, occurs within city limits on a project site of no more than five acres substantially surrounded by urban uses, and approval would not reuslt in any significant effects relating to noise, traffic, air or water quality.
