Document Description
The applicant is requesting an amendment to the Western Rosedale Specific Plan from ER (Estate Residential - Minimum 1 Net Acre/Unit) to UER in conjunction with a change in zone classification from A* [*E (1) RS in suspense] to E (1/2) RS (Estate - 1/2 acre - Residential Suburban Combining) in order to establish a zone district that is compatible with the future 1/2-acre lots proposed; for a 64.44-acre project site to allow for a future urban estate-sized residential subdivision of the site. As proposed, as many as 88 residential lots and one sump lot would be created within the project site. Access would be primarily via Nord Avenue and Hageman Road both of which are designated as "arterial" alignments by the Circulation Element of the Western Rosedale Specific Plan. Water supply and sewage disposal for the future residential development would be by Vaughn Water Company and North of the River Sanitary District No. 1, respectively.
