A Development Plan is requested for the construction of new two-story, 20,000 sf medical-dental office building at 454 South Patterson Avenue. Associated with the Development Plan application are Modification requests to allow approximately 22 sf of paved parking surfaces within the front yard setback and compact parking spaces within the northern side yard setback. The proposed two-story medical-dental building would have a maximum height of 35-feet, as permitted within the PI zoning district. Preliminary earthwork quantities are estimated at 400 cubic yards of cut and 0 cubic yards of fill (net export of 400 cubic yards).
