The proposed project requires the following discretionary approvals: 1) Coastal Development Permit to demolish the existing dwelling and construct the new residence; 2) Use permit for driveway length of 10 feet 5 inches to the garage door instead to the 18 feet required; 3) Use Permit for over height walls to a maximum height with guard rails of 9 feet in the side setback areas where 8 feet would otherwise be permitted; and 4) Variance for rear setback of 5 feet 1 inch instead of the required 8 feet 3 inches based on shallow lot criteria.
