- The applicant is requesting approval of a use permit to allow construction and operation of a cottage industry ceramic studio on a 75 acre parcel. A cottage industry is defined as a small-scale commercial or manufacturing activity on low-density agricultural or residential property accessory to the residential use of the property. The owner is proposing to construct a 1,800 sf ceramic studio and a 1,200 sf outdoor covered area. A cottage industry is permitted with a minor use permit and limits activity related to the conduct of the cottage industries within an enclosed structure and shall not exceed 1,200 sf in area. This proposal is being processed as a major use permit to exceed the 1,200 sf size limitation and to allow operations within an outdoor covered area. The applicant indicated that the additional space is being requested largely due to the extensive equipment to produce ceramic work that varies widely in scale and firing methods. Anagama wood firing and creating large-scale ceramic sculpture requires a great deal of space.
