The California Department of Fish and Wildlife (CDFW) has executed Lake and Streambed Alteration Agreement number 1600-2016-0203-RS, pursuant to section 1602 of the Fish and Game Code to the project Applicant, Steve Wylder of iStar Financial. The Los Valles Residential Development Project would include the development of residential housing on a 430.4-acre site in the northwesterly portion of the Santa Clarita Valley. The Project includes a residential development of
497 single-family detached dwelling units on lot sizes averaging approximately 12,672 square feet, public and private roadways, a water tank on a 1.55 acre lot, on-site utilities, accompanying infrastructure, 6.12 acres for 2 detention basins that will maintained free of vegetation, a community recreation center, a 7.45-acre neighborhood park site, 4 secondary park sites, approximately 4.5 miles of multiuse trail system, a vineyard, citrus grove, and 189.29 acres of surrounding open space to be protected in perpetuity. Off-site improvements include, natural gas connections, installation of a 16-inch diameter water pipeline connecting to an on-site pump station, improvements to the downstream sewer, and grading and road work within Hasley Canyon Road right-of-way.
