Document Description
The proposed project would be located at 110 Serpa Way in the southeastern section of the City of Folsom, on the northern side of Highway 50. The project site is within the southeastern portion of the Broadstone Unit No. 3 Specific Plan area, downslope from the Empire Ranch development project to the east, and upslope from the adjacent Costco and Green Acres Nursery to the west. The proposed project would consist of a two-story, approximately 116,363 sf fitness center building with outdoor facilities, and associated parking and improvements. Outdoor facilities would be comprised of an outdoor pool and whirlpool, bistro, eight tennis courts, and child activity area. Approximately 230 part-time and 75 full-time employees are anticipated to be hired to staff the project facilities. Hours of operation for the proposed indoor facility would be 24 hours per day, seven days per week. The proposed outdoor facilities would operate seven days a week as well, but the hours of operation would vary depending on the specific use.
