Document Description
RD Olson Development requests amendments of the General Plan, Coastal Land Use Plan (CLUP), and Zoning Code to increase the maximum allowable floor area for the previously approved, 130-room Lido House Hotel by 4,745 sq. ft. Additionally, the applicant seeks amendments of the previously approved Site Development Review and Conditional Use Permit for the hotel to reflect the added floor area. In summary, Level 1 would be increased by 4,091 sq. f.t and level 2 would be increased by 654 sq. ft. for a total of 4,745 sq. ft. The General Plan, Coastal Land Use Plan and Zoning Code would be amended to increase the maximum allowed gross floor area for a hotel at the former city hall site from 98,725 sq. ft. to 103,470 sq. ft. This is a 4.8 percent increase in floor area. No other changes would be made. The height of the expanded hotel would not change and it would be consistent with CLUP Policy 4.4.3-1, as approved by the Coastal Commission. The expanded hotel does not increase rooms or building height and would not increase traffic or parking demand above the previously approved hotel. it also does not reduce setbacks, change access, circulation or parking. The plan maintains the large open space area along Newport Blvd. including teh two large ficus trees that are City Landmark Trees.
