Document Description
The applicant proposes the relocation, rehabilitation, and reconstruction of the existing 1,446-sf Eagle's Nest Lodge building (currently located 1.7 miles to the northwest on APN 7480-043-026) to the project site location for use as an educational facility. The building is a historic former stagecoach station and hunting lodge, built between 1896 and 1898, and is currently abandoned and in poor condition. Accessory uses to the facility would include a dining and service maintenance building, a restroom building, outdoor seating, a recreation and picnic area, a common open area with walking paths, and a small gravel parking area. The project would also include a propane tank, photovoltaic solar panels, onsite wastewater treatment system and leach fields, monument signage, a fire hydrant, and a 50,000-gallon water tank located below the ridgeline 850 feet in the northeast of the proposed structures. The project site would be utilized as an educational and interpretive center designed to support visitor serving recreational and educational uses highlighting the history, resources, and conservation of Santa Catalina Island. The site would be accessed primarily by pedestrians, scheduled shuttles, and a limited number of private vehicles, as access to Middle Ranch Road is restricted to those obtaining permits from the Santa Catalina Island Conservancy.
