Document Description
The Sugarberry Project proposes to construct 54 single family detached condominium units on 7 acres within an approximately 20-acre property located in the City of Murrieta. The project site is zoned as single family residential and is consistent with General Plan land use designations except for minimum lot sizes which is necessary to comply with the County's MSHCP. The project will also include two recreation areas, one active (4,075 sf) and one passive (approximately 1,000 sf). The primary access point for the project will be along Sugarberry Lane aligned across from Arboretum Way. There will be a secondary emergency access at the future Lincoln Avenue. "Emergency Access Only" signage will be posted at this access point. Both access points will have gated security entrances and the project will have private streets that will eliminate the need for City street upkeep. Utility infrastructure exists in the adjacent roadway right-of-way or in the vicinity and available for extension to the proposed project site. Water services would be provided by Rancho CA Water District; sewer service would be provided by the Eastern Municipal Water District. The site is located within the Murrieta Valley School District and will receive public services from the City of Murrieta.
