Construction of a new, five-bedroom, two-story, 3,737 sf, 32-foot high single-family dwelling over a predominately below-grade basement, containing a four-car garage and equipment and storage rooms, with a swimming pool and spa in the rear. Landscaping is proposed at the rear of the pad and within the side yards. The project includes two roof-top solar panels, both 184 sf in area, and two retaining walls, one parallel to and approximately 10 feet from the rear lot line varying in height between 4 and 6 feet in height, and one parallel to and approximately 4.25 feet from the northwesterly side yard varying in height between 1 and 4 feet. A 2-foot high landscaping wall of treated landscape timbers is proposed parallel to and approximately 6.75 feet from the rear property line. Various low planter and yard walls are located throughout the property. A required sump pump is located in the basement level mechanical room. Approximately 628 cubic yards of earth will be cut; approximately 139 cubic yards will be used as fill; and approximately 489 cubic yards will be exported via a haul route pursuant to approval by the Department of Building and Safety. The project requires a Coastal Development Permit.
