The project is the demolition of 33 multiple-family dwelling units contained within 4 buildings and the construction of a new 4-story, 45 ft. high, 45-unit multiple-family project over a subterranean garage. It is located on the city block between Santa Monica Blvd. and Ohio Ave. in West Los Angeles at 1509-1523 Colby Ave. on the west side of the street. The applicant is seeking approval of 2 Density Bonus Incentives as provided by the LAMC Section 12.22 A 25(e) for a project that sets aside the required number of affordable dwelling units. The 2 incentives are: a 20% FAR increase and a 20% reduction in the required Open Space.
