Document Description
The proposed Project encompasses approximately 650 acres of undeveloped agricultural land located within Mendota's 1974 adopted Sphere of Influence (SOI) and its 2009 proposed SOI update. The Project area is bordered by SR 33/Derrick Avenue of the west, Whitesbridge Avenue alignment on the south, SR 180/San Benito Avenue on the east, and Belmont Avenue to the north. The proposed 650-acre River Ranch Specific Plan Project, requests the City adopt the RRSP and amend the City General Plan and Zoning Ordinance to designate urban land uses and appropriate commercial retail use, 59 acres of industrial use, 34 acres of public/quasi-public use, 39 acres of (only covering APN 019-061-72S and 76S) has not filed for Non-renewal and is still restricted by contract. Future development within Preserve No. 1216 is subject to the City Council approval of a Williamson Act Contract cancellation request or Notice of Non-renewal. Approval of the proposed Project will require adoption of the Specific Plan, a General Plan Amendment for the 650 acres, re-zoning of the Project already within the City limits, pre-zoning of lands still within the County territory, subsequent applications to expand the Sphere of Influence, annexations of County territory into the City of Mendota, and application for Williamson Act Cancellation or Notice of Non-renewal.
