Document Description
Red Mountain Retail Group (project applicant) is seeking to redevelop the 10.31-acre project site with up to 42 single-family detached residential units at a density of not more than 4 dwelling units per acre, with lot sizes ranging from 7,000 to 15,700 sf and averaging about 7,900 sf. Project development would also include other site improvements, including new streets, sidewalks, a 8,317 sf open space/recreation area, and other hardscape and landscape improvements. Development of the proposed project requires demolition of the existing buildings, structures, parking area and drive aisles, and other site improvements, and removal/relocation of a number of a number of mature ornamental trees that are scattered throughout the project site. Project development also requires approval of a conditional use permit to allow for the development of a Planned Residential Development, Historic Demolition Permit, and tentative tract map (TTM 18867), which would subdivide the project site into 42 residential lots and allow individual ownership of the lots.
