Document Description
The proposed project would subdivide 41 acres of vacant land into five parcels, and a remainder lot. Three of the parcels would be developed with a 247 unit apartment complex, while the remaining two parcels would not be developed but would be improved with dust preventative ground cover to the satisfaction of the City and the Air Pollution Control District. Apartments would range in size from 1,046 sf to 1,247 sf. Each three story building would be 9,460 sf and the total project building area would be 283,800 sf. A total of 565 parking spaces would be provided, including 240 attached garage spaces, 300 open parking spaces, and 25 garage/storage spaces for rent. The project also includes the expansion of an existing detention basin and related storm water conveyance infrastructure located just north of the proposed apartment site (west of 8th Street and south of Central Drain). When complete, the detention basin would be approximately doubled in size to accommodate a total of 915,840 cubic feet of water. Other site improvements include roadways, bicycle lanes, street trees, curbs, gutters and ADA access ramps, relocation of gas lines, and extension of other utility lines.
