A Lot Line Adjustment and Minor Subdivision involving approximately 7.9 acres in the Mitchell Heights area. The Lot Line Adjustment will add approximately .46 acres to APN: 017-163-005. The resultant 2.46 acre parcel will be divided into two parcels of approximately 1.29 acres and 1.17 acres. A Less Than 3 Acre Conversion Exemption is also requested to harvest areas cleared for development outside of the wetland and riparian buffers. The larger parcel is currently developed with a single family residence. The parcels are or will be served with community water and on-site wastewater treatment systems. A portion of the parcel is within the CA Coastal Commission's retained permit jurisdiction, therefore, a consolidated Coastal Development Permit has been requested.
