Document Description
A reversion of acreage of eight existing parcels into one lot, under Tract Map No. 70786, to construct on a 1.825 gross acre site. A mixed-use project containing 72 residential units, including eight very low income units, above 15,000 sf of commercial space not to exceed more than 5,000 sf of restaurant uses. An off menu Density Bonus incentive to allow a height increase of 11 feet above the permitted 45-foot height limitation in height district 1VL. The proposed mixed use buildings is located within 50 feet of a R1 zone. An off menu Density Bonus incentive for a 46.55 percent increase in the floor area. A Coastal Development Permit to allow the construction of a 56-foot high mixed use building containing 72 dwelling units and 15,000 sf of commercial uses (including no more than 5,000 sf of restaurant uses). A Site Plan Review approval for projects that will create 50 or more dwelling units and a Mello Act Determination for a project that will create 10 or more dwelling units.
