Document Description
The project is a proposed 12 lot, residential subdivision of an approximate 11.6 acre site located on the east side of Tierra Bonita Road. The project generally consists of grading, street and walkway improvements, new undergrounding of existing overhead utilities, new street lights, and public trails. Off-site work will include a sewer line extension to the site from the north and potential utility line undergrounding activity. Nearly all of the site is located within either the floodway or the flood plain of Rattlesnake Creek which traverses the northerly portion of the site in an east/west direction. The project proposes on-site channelization of Rattlesnake Creek for flood control which would thereby reduce the amount of area on-site that is within the floodway. The project applicant has secured a Conditional Letter of Map Revision (CLOMR) through the Federal Emergency Management Agency (FEMA) for the proposed work in Rattlesnake Creek. The project applicant is required to secure all other necessary outside regulatory agency permits and final approvals for the proposed work in Rattlesnake Creek before a Final Map is approved for the project. No new home construction is proposed at this time and will be subject to additional City review and approval through subsequent discretionary permits.
