Document Description
The request is for a Major Conditional Use Permit (06CUP-00000-00045) to allow the operation of a commercial horse boarding & breeding facility, a Minor CUP (07CUP-00000-00027) to allow for a change of use of an existing 2,400 sf single-family residence to a farm-employee dwelling and a Coastal Development Permit (10CDP-00000-00003) to effectuate the two Conditional Use Permits and for the unpermitted creation of a regulation-sized polo field and related improvements. The commercial horse facility would provide a location for the breeding, boarding and training for up to a maximum of 45 horses. The facility would be a private commercial operation and would not be open to the general public, nor would public polo matches be held on the premises. Breeding and training would be conducted year-round. However, the number of horses boarded would typically be greater during the summer months when non-resident polo teams are in the area for the season. At that time, the facility may board horses not owned by the applicant to meet the needs of the area's polo players, but again, the facility would not be open for public polo matches. It is anticipated that the facility would employ two to four full time employees and up to four additional seasonal employees.
