This project is within an area that is currently developed with no significant habitat, the increase in commercial space will not cause any of the sourrounding roadway segment's level of service to decrease because there is capacity to accommodate the 18.7% increase in building area, the increase in landscaped area and permeable surface will help better manage storm water runoff and pollution. Bicycle racks facilitate reduced car use.
