The applicant proposes a General Plan Amendment from Low Density Residential (2.3-8.7 du/ac) to Low-Medium Density Residential (8.8-14.5 du/ac), rezoning to a Preliminary and Precise Planned District, Vesting Tentative Tract Map 8119, Private Street, and a Preliminary Grading Plan to facilitate the development of 17 new residential units on 1.7 net acres. The proposed project would include the construction of eight duets and one detached unit (totaling 17 units), removal of all existing site structures, approximately 5,500 cubic yards of total grading, and public street improvements along the Washington Blvd and Alice Court frontages. The project would be accessed from Washington Blvd and served internally by a double-loaded private street that would provide vehicular and pedestrian facilities.
