Document Description
The project applicant has requested a General Plan Amendment, Zone Change and Use Permit for the property located at 760 Safford Street (APN: 012-290-006) to renovate an existing building into a commercial wine sales and tasting room. The property will need extensive tenant improvements to become suitable for the proposed use, including but not limited to interior renovation, insulation, climate control, landscaping, security improvements to the fence, a security system for the building and improvements to the parking lot. The current zoning on the property is Medium Density Residential (R-2), with a General Plan land use designation of Medium High Density Residential (MHDR). The requested action would change the zoning to Intensive Commercial (C-2) and the General Plan land use designation to Retail and Business Services (RBS). Under the City of Oroville's Zoning Code S26-33.010-1, the sale alcoholic beverages is permitted in a C-2 zone, subject to a use permit.
