Document Description
The application is for a preschool use which is an allowed use in the IL zoning district and land use designation with a Minor Use Permit (MUP). The proposed preschool will be 3,141 sf in size and 23'-8" in height. The preschool proposes a 3,376 sf fenced playground on the west side of the structure and an 11-space gravel parking lot on the north side. The parking lot includes a concrete entrance apron off M Street a paved ADA-accessible parking space. The proposal includes 8,726 sf of landscaping around the perimeter of the site. This landscaping area comprises almost 40% of the parcel's total square footage. The project also includes a small shed in the playground area to store toys and other play equipment. The shed will be 9'-8" in height, 28' long x 5.5 deep (154 sf). The school proposes to serve up to 48 children and will have 7 employees. A Lot Line Adj. is required.
