Document Description
The proposed project is a shopping center at the southwest corner of Oakdale Road and Sylvan Avenue. The center would have a total of 170,000 sf of floor-area on an 18-acre site. The proposed project includes an anchor store (approximately 52,000 sf) and a major tenant on the south side, additional major tenants and inline stores on the west side, and four pad buildings on the east side. Access to the shopping center will be provided from three driveways on Oakdale Road (the southernmost driveway is for service access only), one driveway on Sylvan Avenue, and two driveways on Hashem Drive (the northern driveway is service egress only). The applicant is proposing a new traffic signal at the intersection of Oakdale Road and the main project driveway/Post Office Drive. The project provides approximately 800 parking spaces to meet City parking standards. Required discretionary approvals by the City include a General Plan Amendment to redesignate the 18-acre site from Mixed-use (MU) and Residential (R) to Commercial (C), and a zoning amendment to change the site from Planned Development Zone, P-D(211) to a new Planned Development Zone.
